Why Raleigh Chooses Raleigh Premium Roofing
- ✓Every quote states an estimated remaining service life in years and the evidence it rests on
- ✓We photograph mat exposure, cracking and sealant bond separately from discoloration, in three columns
- ✓Granule volume is measured at the downspout outlet rather than judged from the driveway
- ✓We cite the ARMA position on algae in writing instead of repeating what a salesperson told you
- ✓Low-pressure washing only, because pressure washing strips granules and genuinely shortens a roof
- ✓We decline to file insurance claims for staining, which every carrier excludes as maintenance
How It Works
Assessment, Slope by Slope
We walk every slope that can be walked safely, pole-camera the rest, open the attic, and check the downspout outlets for granule volume. Cosmetic, maintenance and failure items get recorded in three separate columns so nothing gets bundled.
A Written Report With Photographs
You get photographs tied to slope and location, an estimated remaining service life stated as a range in years, and the evidence that range rests on. It is written so another contractor can find the same defects in the same places.
Options Priced Side by Side
Where washing and a maintenance repair will do, that is priced first and the replacement is priced beside it. You see both numbers. We name products and thicknesses in the scope rather than describing them in general terms.
The Work, Then a Walk-Through
Crews strip to bare deck where a tear-off is warranted, replace any unsound sheathing, and clean the site with a magnet sweep. We walk the finished roof with you, hand over the warranty document, and set a date to reassess.
Our Roofing Services in Raleigh, NC

Roof Replacement
Most replacement calls we take start with a photograph of dark streaking down a north slope. That streaking is algae.

Roof Leak Repair
A leak has a location. Streaking does not.

Storm Damage Restoration
Raleigh sits far enough inland that storm work here is mostly wind, falling limbs and the tail end of tropical systems that already crossed the coastal plain. What arrives is rarely a flattened roof.

Hail Damage Roofing
Raleigh is not a hail market the way Amarillo or the Front Range are. We get damaging hail in some springs and nothing at all in others, which means most roofs we are asked to inspect for hail here have never been struck by any.

Wind Damage Roofing
Wind is where we concede the point. The rest of this site argues that appearance is not failure.

Roof Inspections
This is the page the rest of the site rests on, because every argument about staining and failure has to be provable on one roof on one day. An inspection that produces only a recommendation is worthless.

Asphalt Shingle Roofs
Nearly every roof in Wake County is asphalt, so this is where the streaking argument has to be made carefully. The organism is Gloeocapsa magma, a cyanobacterium that arrives airborne, settles on slopes that dry slowly, and produces a dark pigmented sheath to shield itself from ultraviolet light.

Metal Roofing
Metal gets sold in Raleigh as the cure for black streaks, and that is the wrong reason to buy it. A painted panel does not host the same growth a shingle does, but paying three times a reroof to fix appearance is a poor trade.

Tile Roofing
Tile is uncommon in Raleigh and that shapes the honest advice here. Wake County has a scattering of concrete and clay tile on custom houses and a handful of genuine slate roofs downtown.

Flat & Low-Slope Roofing
Low-slope work in Raleigh is mostly porch roofs, dormer decks, sunroom additions and the flat sections tucked behind parapets on older houses near downtown. These are small areas that cause a disproportionate share of interior damage, because slow water on a flat surface has time to find every weakness.

Roof Coatings & Sealing
This is the page we argue against hardest, because coatings are the product most often sold to Raleigh homeowners who called about black streaks. A sprayed coating over asphalt shingles is not a roof repair.

Roof Ventilation
If you want to know what genuinely shortens roofs in Raleigh, it is not the organism growing on top of them. It is the air underneath.

Skylights
A leaking skylight is the fastest route to an unnecessary roof replacement in this market. Water shows up on a bedroom ceiling, a contractor looks at a fifteen-year-old streaked roof, and the recommendation becomes a full tear-off when the actual defect is a two-foot square of flashing.

Gutters & Downspouts
Gutters are where we do most of our diagnosis, because what comes out of a downspout says more about a roof's condition than any photograph of it. Every roof sheds granules.

Fascia & Soffit
The roof edge is where actual rot lives in Raleigh, and it is almost never where anybody looks. A field of shingles can be dark, streaked and structurally fine while the fascia behind the gutter has turned to compost and the soffit has stopped moving air entirely.

Chimney Flashing
A chimney is a hole cut through the middle of a roof with a masonry box built through it, and it leaks more often than any other detail we work on. In Raleigh's brick subdivisions the failure is nearly always the same: flashing surface-sealed rather than let into the masonry.

Emergency Tarping
Tarping is triage and should be treated as triage. It exists to stop water entering an open building until a real repair is scheduled, and it belongs on roofs that are genuinely open: a limb through the deck, a slope stripped by wind, a chimney down through the sheathing.

Commercial Roofing
Commercial work is where soiling stops being an argument about appearance and becomes a line on an operating statement. A reflective membrane gone dark with dirt and biological film is measurably worse at its job, and on a large single-storey Raleigh building that shows up in cooling load.

Insurance Claim Help
The most valuable service we provide on a claim is telling somebody they have not got one. Staining, wear, granule loss from age and biological growth are maintenance conditions.
What Raleigh Customers Say
Two companies told me the roof was shot because of the black streaking. These guys got on it, showed me photos of the granule cover and the sealant still holding, and told me I had about seven years left. Charged me for the inspection and nothing else.
Leak over the kitchen. They ran water on the roof in sections with someone in the attic and found a split vent boot twelve feet up-slope from the ceiling stain. Replaced the boot, no upsell, no replacement quote left on the counter.
Storm took the ridge cap and creased a run of shingles along the west rake. They documented it, met the adjuster on the roof, and pointed out that the discoloration everyone else was calling storm damage was just algae and would get the claim denied.
Our roof genuinely was finished and they said so plainly, with photos of the mat showing through. Tear-off to the deck, replaced four sheets of bad sheathing, zinc strip under the new ridge cap. Priced the wash-only option first even though it was not the answer.
Raleigh Premium Roofing is a licensed, insured roofing contractor in Raleigh, North Carolina, covering roof replacement, leak diagnosis and repair, wind and storm restoration, asphalt shingle work, standing seam and exposed-fastener metal, low-slope membrane, attic ventilation, gutters and commercial roofing throughout Wake County and the counties around it.
We start every job with an assessment that separates two things most contractors here deliberately blur. The dark streaking on a Raleigh roof is algae, and it is a surface condition. Mat exposure, thermal cracking, released sealant strips and soft decking are failures. One of those is a reason to replace a roof and the other is a reason to wash it.
That means we quote work we know will cost us the larger job. If your shingles still hold granule cover, keep their sealant bond and sit over a well-vented attic, the written report says exactly that, states an estimated remaining service life in years, and recommends a low-pressure wash rather than a tear-off. When a roof genuinely is finished we tear off to bare deck, replace unsound sheathing and build the whole assembly back properly.
About Raleigh Premium Roofing in Raleigh, NC
Raleigh Premium Roofing works Raleigh, Cary, Garner, Knightdale, Wake Forest, Clayton and the smaller towns out through Johnston, Franklin, Granville and Harnett counties. Shingle replacement, leak diagnosis, storm and wind repair, metal panel work, low-slope membrane, ventilation correction, gutters, chimney flashing and commercial maintenance are all in house.
The reason this company argues the way it does is simple arithmetic. A very large share of the roofs replaced in the eastern Piedmont are replaced because they look bad, and a substantial number of those had most of a decade left. Streaking is a surface organism. Granule loss to bare mat, cracking, released sealant and soft decking are failures. We measure the second set and we refuse to price off the first.
Some work belongs to somebody else and we will say so. Where a roof is structurally sound and the only complaint is how it looks, hire a soft-wash outfit directly and keep the difference in your pocket.
Requests we turn down: coating sprayed over asphalt shingles, an insurance filing built on discoloration, and tarps stretched across roofs that are not actually open. Each refusal goes in writing with the reasoning attached. Being the number somebody dials in three years beats closing them this week.

Commercial Roofing in Raleigh and Across the Eastern Piedmont
We maintain and replace low-slope roofs on flex and warehouse space around the Beltline and the airport corridor, retail and restaurant buildings on the arterials, and older masonry stock downtown.
Commercial is where surface condition stops being cosmetic: soiling and biological film measurably cut a reflective membrane's solar reflectance and show up in summer cooling load, so washing is scheduled as performance maintenance.
Before any replacement recommendation we take core cuts and, where warranted, an infrared scan to map wet insulation, because the difference between three isolated wet areas and a saturated assembly is the difference between a repair programme and a tear-off.

Frequently Asked Questions
Do the black streaks on my Raleigh roof mean I need a new roof?
Almost never. Those streaks are Gloeocapsa magma, an airborne cyanobacterium that colonises slopes which dry slowly. The Asphalt Roofing Manufacturers Association states there is no scientific evidence that algae damages asphalt shingles. Plenty of contractors in this market will still quote a replacement off a photograph of it. Ask them what mechanical evidence they found.
Is it true the algae eats the limestone in my shingles?
That claim circulates widely and it comes almost entirely from companies selling cleaning or replacement. We have not found it supported by independent evidence, and ARMA's position contradicts it. What is documented is that soiling and growth reduce solar reflectance, which matters on light-coloured low-slope and commercial roofs and matters very little on a dark shingle.
Should I have a zinc or copper strip installed to stop the streaking?
At replacement time, yes, while the ridge cap is off and the strip can be fitted under it. On an existing roof, no. ARMA advises against retrofitting, because fitting a strip to a finished field means either exposed fasteners or breaking a sealant bond that is currently holding your shingles down.
How should a stained roof in Raleigh actually be cleaned?
Low pressure and dwell time, never a pressure washer. ARMA's guidance is a fifty-fifty mix of laundry strength liquid chlorine bleach and water, applied with a sprayer, left to work, then rinsed with low-pressure water. Pressure washing strips granules and causes premature failure, which is the one way a cosmetic problem becomes a structural one.
What actually shortens a roof's life in Wake County?
Attic heat and moisture. Asphalt ages by losing its volatile fraction, and an attic that sits at a hundred and forty degrees through August accelerates that badly. Most of the defects we find are intake defects: insulation packed into soffit bays, missing baffles, vinyl soffit installed over sheathing nobody cut open.
Does North Carolina require a licensed contractor for my roof?
North Carolina requires a general contractor licence for construction work at or above $40,000, a threshold raised from $30,000 effective October 2023, administered by the North Carolina Licensing Board for General Contractors. Many residential repairs sit under it. Ask for the licence number and current certificates of insurance regardless of the price.
